Located on the Union Road Wine Trail, you’re a short distance to some of the area’s top wineries: Cass, Sculpterra Pear Valley, Steinbeck Vineyards, Barr Estate, Bianchi, Rails Nap, and Tobin James . With plenty of entertainment areas, all with incredible views, a hot tub and a pool, it’s the perfect spot for a family reunion, an “old friends” wine-tasting get together or a Bride and her bridesmaids.

SLEEPING ACCOMMODATIONS
In the main house: The master bedroom has a Queen sleep number bed and ceiling fan. It has access to a large patio with gorgeous views to the north, east and west. The master has its own master ensuite with dual sinks and a walk-in shower. (The fireplace is non-operational.)

Bedrooms two & three both feature queen beds. One bedroom ha views to the north and the other to the West and both have beautiful views to the north as well. Both rooms have ceilings fans and share a spacious bath with dual sinks and large walk-in shower.

The downstairs den/sunroom offers a fourth sleeping area with a comfortable queen sofa bed. The full bath on the first floor can be used for this room.

In the Bird House unit: There are 2 bedrooms with queen beds and ceiling fans facing west. They share a full kitchen as well as a bathroom with a single vanity and large walk-in shower.

LIVING & ENTERTAINING (Interior)
In the Main Home: Walk through the front door and be immediately charmed by a beautiful new fireplace with wood burning insert in the bright and spacious, wood-beamed living room with 2 side chairs and a beautiful sofa. A game table along with plenty of games are available for hours of enjoyment.

The home features a beautifully remodeled white and black kitchen, complete with stainless steel appliances (LG French door fridge with freezer below, GE Café electric stove top with 5 burners, LG microwave/oven and KitchenAid dishwasher), beautiful black soapstone countertops and a deep stainless steel sink. It’s stocked with all the cooking utensils, small appliances (wafflemaker, blender, Crock pot and mini pizzamaker) and staple spices. And, of course, 2 coffeemakers, a Cuisinart 10-cup grinder/drip and a single cup Keurig. There’s even a wine fridge for your latest Paso Wine acquisitions.

Next to the kitchen is a great dining room with a huge farm table that comfortably seats 12. The dining room also has 2 stools that belly up the kitchen area. Perfect to sit and entertain the cooks. The dining room also has access to the front patio BBQ area and gazebo. The picture window faces west and displays the most beautiful sunsets over the rolling, vine-covered hills. This is the perfect spot to break bread with your most cherished family and friends.

Views also abound from the den/sunroom area located off the living room and dining room. The room features a bar, a sleep sofa and two side chairs making this the perfect area for some great conversation, watching the glorious sunsets or watching your favorite shows on the large SmartTV.

The main TV area is located in a third sitting room on the first floor, equipped with a lounger sofa, a working desk area and a 55” SmartTV. A plush side chair with a reading lamp is a great spot for reading. Oh…and don’t forget your Prime or Netflix account numbers so you can stream your favorite movies. The picture window in this room faces east and is great for seeing the beautiful sunrise (that is if you’re up early enough). This room also has direct access to the patio in the front of the house where you can sit on the swing and enjoy the amazing views of acres of vines and dine al fresco in the gazebo.
The laundry room features a washer and dryer, ironing board and iron.

In Bird House: Walk up the exterior stairs to the entry deck landing. Take in the gorgeous views to the east before entering the great room. The great room has a generous kitchen area complete with fridge, dishwasher, range and deep sink. A table for 4 is the center of it all.

The living room area has a large lounger sofa, a side chair and a 42” SmartTV loaded with Prime, Netflix, Disney, HBO, Hulu, and the basic Dish cable package. Don’t forget your Prime & Netflix account numbers so you can stream your favorite shows.

A small washer and dryer are located in the unit along with an ironing board and iron.

LIVING & ENTERTAINING (Exterior)

Off the kitchen and dining area is the front patio and BBQ area. The patio has 4 Adirondack chairs that are the perfect spot to sip on some Paso wine and enjoy the northern and western views. When the food is ready you can dine al fresco under the cover and outdoor string lights of the Gazebo. The views from there are breathtaking.

On the east side of the house is a great conversation area with 4 Adirondack chairs surrounding the firepit. It’s the perfect spot to enjoy a glass of wine or after dinner drink.

But, of course, the views from just about anywhere on this property are breathtaking. Ready for a dip? Take a refreshing dip in the small, heated pool facing east on the built-out deck. The pool also has a few jetted seats to help relax your stressed-out muscles. Or just bask in the sun on the chaise lounges. Perhaps the hot tub is more what you need? Positioned over on the east side of the hilltop is the 4-seat hot tub under a beautiful oak with views facing west. Wine, hot tub, sunset. Life doesn’t get any better.

The final crème de la crème is the Grotto dining area with a covered pergola. Situated outside the working wine cellar is the grotto patio with a large BBQ Center and tables for dining al fresco. This area faces east and can be a cool respite during the hotter summer months.

Laundry facilities and detergent are in both laundry areas. The kitchen is also stocked with the essential stapes: olive oil, vinegar, salt, pepper and spices. There is dinner service for 12 as well as plenty of serving necessities.

THE IMMEDIATE AREA
You are in the heart of Paso Wine Country on Union Road Wine Trail. Although nestled on a working vineyard in the peaceful countryside, this home is just 12 minutes from the hustle and bustle of downtown Paso Robles where there are dozens of wine-tasting rooms, a distillery and local craft brewer, a wide variety of restaurants, shopping and a farmer's market every Saturday morning. The downtown City Park offers free summer concerts from June through August every Thursday night. Pack a picnic basket, a bottle of wine or two, your beach chairs and enjoy local musicians belting out everything from Jazz to Rock and Blues.

PROVISIONS
Smart & Final is the nearest grocer, located on Spring Street. In addition, Savage Spirits & Deli - located right across the street - has an impressive deli (tri-tip grilled on the weekends for sandwiches) along with a great collection of spirits and beer. . A few miles from town there is an Albertson's on Niblick and Trader Joe's is just down the road a bit on Vineyard Drive in Templeton. While at the Trader Joe's you can pick up some fresh caught fish at Pier 46 Fish Market or head on over to the butcher, J&R Meats, for some grass-fed local meats and game. Back up in Paso you can find a few quality cheese shops, Vivant Fine Cheese and Di Raimondos Italian Market and Cheese Shop, along with some cigar shops, Boyd's and Third Base Market & Spirits.
